Does Qualia Clear work with SoftPro for a title agency?

By the Saltheron team · Last updated

No. Qualia Clear is built directly into the Qualia title production system, so you must already be a Qualia customer. A SoftPro shop cannot buy it, plug it in, or run it against a SoftPro file. Switching to Qualia Core is a production-system migration, not a SoftPro toggle.

This is for the owner of a 5-to-30-person independent title agency or attorney-closing firm that already runs SoftPro and is asking whether Qualia Clear can sit on top of it.

What “no” means on a SoftPro file

Qualia Clear is an in-platform agent. It reads the file that lives in Qualia: the search package, the order data, the inbox. It drafts a commitment, drafts a reply, and, on Qualia’s Clear 2.0 post (18 March 2026, read 2026-10-14), sends specialized agents after mortgage payoffs and HOA estoppels through Qualia Marketplace and phone or web agents.

None of that attaches to SoftPro. There is no Clear connector in SoftPro 360. Qualia’s own FAQ does not list SoftPro as a supported production system. The closer still closes in SoftPro. The exam assistant, the inbox drafts, and the payoff and HOA agents stay on the other side of a system you do not run.

SoftPro still runs the file. You can still type, order searches, issue CPLs, e-record, and chase a servicer from the 1-800 already on the file. What you cannot do is turn on Clear inside SoftPro Select, SoftPro Standard, or SoftPro Hosted.

Who can buy Qualia Clear

Qualia Clear’s FAQ, read 2026-10-14, answers the buyer question in one sentence: “Qualia Clear is built directly into the Qualia title production system, so you must be a current Qualia customer to purchase and use Qualia Clear.”

ALTA (9 September 2025, read 2026-10-14) said the same at launch: available to Qualia Core and Atlas customers.

Qualia’s pricing page, read 2026-10-14, lists Core and Clear as separate items. Each is Contact Us for Pricing. Neither card prints a dollar. ResWare sits on that same page as its own line. A SoftPro invoice is not a Qualia invoice.

Qualia Clear Essentials (9 June 2026, read 2026-10-14) is a different product: an AI suite built into Qualia Core and available at no additional cost to Core customers. It is not the full Clear agent, and it is not a SoftPro add-on.

SoftPro shop Qualia Core or Atlas shop
Buy Qualia Clear No Yes, if you already run Qualia
Qualia Clear Essentials No Yes on Core, no extra cost
Keep SoftPro as the production system Yes No. You have switched
Public price for Clear None. You cannot buy it Contact Us. No dollar on the page

What Clear does well, for shops that already live in Qualia

Clear wins the in-platform jobs. Qualia’s own pages, read 2026-10-14, describe a preliminary exam and draft commitment from a messy search package; inbox triage and draft replies (Qualia prints 3x faster email responses, Qualia’s analysis); phone and web agents plus Marketplace vendors for some payoff and HOA work; and user approval before it writes file data.

The 80 percent automation line on the Clear page is footnoted as expected by end of 2026, based on model improvement and Clear capabilities. It is Qualia’s forecast, not a measured result from your SoftPro files.

Where it stops for a SoftPro shop: you do not get those jobs until you replace the production system. Payoff letters still carry wiring instructions. Call the servicer back at a number already on the file, never the number on the letter, and have a named person approve the wire details before anyone sends money. How a title company should verify payoff wire instructions is that callback. Qualia Shield can score wires and offers $2 million of Lloyd’s cover on eligible low-risk wires. Shield is Qualia-only. A SoftPro shop still runs the callback.

What SoftPro still does without Clear

SoftPro wins the production system you already run. SoftPro’s homepage, read 2026-10-14, reports more than 14,000 customer sites and over 60,000 users. Standard, Select, and Hosted all close files. Data entered once carries through the application. That job does not require Clear.

SoftPro 360, read 2026-10-14, is a vendor portal included free in all versions. You order CPLs, jackets, e-recording, tax certs, searches, lien-release tracking, and similar services from inside SoftPro. You pay the vendor for the service you order. 360 is not an exam assistant, and it is not Qualia Clear.

Job On SoftPro, without Clear
Close the file, HUD/ALTA, escrow accounting Yes, in SoftPro
Order a CPL, jacket, e-recording, tax cert, or search Yes, through SoftPro 360
In-platform exam assistant and draft commitment No
Inbox triage and draft replies inside the production system No
Marketplace payoff and HOA agents No. Chase the servicer and the HOA portal yourself, or hire for it
Named-person approval of the payoff letter and wire Yes. The agency still owns the callback

Three things that look like a yes

SoftPro 360. A free vendor portal is not an in-platform agent. Ordering a search or an e-recording from 360 does not give you Clear’s exam assistant or its payoff agents.

Qualia also sells ResWare. ResWare is on-premises title software Qualia still sells separately. Clear’s FAQ still requires you to be a Qualia customer, which on Qualia’s pricing page means Core or Atlas, not ResWare and not SoftPro. Owning another production system does not open Clear on SoftPro.

A connector, a Zapier flow, or a “works with SoftPro” AI tool. Clear acts as the Qualia user and writes into the Qualia file after approval. Qualia’s FAQ, read 2026-10-14, says it asks for user approval before importing or updating file data. A generic tool that asks for a SoftPro login is not Clear.

What SoftPro shops actually do instead

Few 5-to-30-person shops rip out SoftPro to get Clear. Qualia Clear alternatives for SoftPro or ResWare shops is the option split. In short:

  1. Stay on SoftPro and hire a processor. Right answer when the gap is a person who knows your servicers and HOA managers, and who can sit as the named person on the payoff wire. How much it costs to hire a title processor is the wage math.

  2. Stay on SoftPro and send production out. Right answer when search, typing, and commitment prep are the bottleneck and exam stays in-house. Title processor vs offshore title production is that split. Payoffs and estoppels are on the file only if the statement of work names them.

  3. Stay on SoftPro and pay only for the third-party chase. Right answer when production already closes on time and the files that slip are waiting on a servicer, an HOA portal, a tax cert, or a recorder. We make Saltheron, which does that chase under the SoftPro you already run, so weigh that suggestion accordingly. A named person at your agency still approves every payoff letter.

  4. Switch to Qualia Core and buy Clear. Right answer when you were going to leave SoftPro anyway, and the in-platform exam and email agent is the reason. It is not an add-on to SoftPro.

How to tell this week

You cannot buy Clear on SoftPro when the invoice says SoftPro Standard, Select, or Hosted, Qualia’s Clear FAQ would refuse the purchase, and SoftPro 360 does not list Clear as a partner.

You can buy Clear when you already run Qualia Core or Atlas, your account manager can quote Clear as a separate line, and the agent would write into a Qualia file, not a SoftPro file.

Pull last month’s closed-file count from SoftPro, the Qualia migration quote if you have one, and the open files closing in the next 30 days. Sit with those for an afternoon. Name the hours that went to exam and email versus the 1-800 and the HOA portal, and you know whether you are buying a production-system switch or staying on SoftPro.

Frequently asked questions

Is Qualia Clear Essentials available if the office runs SoftPro?

No. Qualia's 9 June 2026 Clear Essentials post, read 2026-10-14, says the suite is built into Qualia Core and is available at no additional cost to Core customers. It is not the full Clear agent. SoftPro Standard, Select, and Hosted are not Core.

Does SoftPro 360 do what Qualia Clear does?

No. SoftPro's 360 page, read 2026-10-14, calls it a free vendor portal for ordering searches, CPLs, e-recording, tax certs, and similar services. You pay the vendor for what you order. SoftPro does not sell an in-platform exam-and-email agent like Clear.

Can a SoftPro shop buy Clear because Qualia also sells ResWare?

No. ResWare is on-premises title software Qualia still sells separately. Clear's FAQ, read 2026-10-14, says you must already be a Qualia customer. On Qualia's pricing page, ResWare sits next to Core, Atlas, and Clear as its own line. SoftPro is not on that list.

Do we have to migrate every closer off SoftPro to use Clear's payoff and HOA agents?

Yes, for the people who would use those agents. Clear writes into the Qualia file after user approval. Qualia's Clear 2.0 post, 18 March 2026, read 2026-10-14, puts the mortgage-payoff and HOA agents on Marketplace and phone or web agents inside Qualia. A SoftPro file is not that file.

Can Qualia Shield score a payoff wire on a SoftPro file?

No. Shield's own page, read 2026-10-14, describes wire-fraud detection that runs inside Qualia. Eligible low-risk wires can carry $2 million of Lloyd's cover, with extra terms. A SoftPro shop still calls the servicer back at a number already on the file and has a named person approve the wire.
